Where to buy in Dénia
- Las Rotas and Marineta Cassiana: a rocky coastline with clear water south of the port, the most expensive part of Dénia, with villas and small complexes.
- The centre and the port: mainly apartments around the castle, the easiest to let, also outside the summer.
- Les Marines and Les Deveses: kilometres of sandy beach north of the port, with most of the new builds and the lowest price per square metre by the sea.
- Montgó and La Sella: villa country on the slopes of the Montgó and around the golf resort, with large plots and views over the bay.
What you pay on top of the price
In the Valencia region you pay 9% transfer tax (ITP) on a resale home, or 11% on the full price if it is above one million euros. On a new build it is 10% VAT (IVA) plus 1.4% stamp duty (AJD). With the notary, land registry, lawyer and gestoría on top, a resale under one million comes to roughly 10 to 11% and a new build to roughly 13%. Everything is set out in buying costs in Spain.
