Where to buy in Marbella
- Golden Mile: between the town centre and Puerto Banús, the most sought-after address in town, with villas and apartment complexes close to the beach.
- Nueva Andalucía: behind Puerto Banús, around the golf courses, popular with golfers and families.
- Sierra Blanca: a villa area on the hills above the Golden Mile, quiet and with sea views.
- San Pedro de Alcántara: on the western side, quieter and slightly more affordable, with its own boulevard.
- East Marbella: Elviria, Las Chapas and Cabopino: more spacious, with wide sandy beaches.
What you pay on top of the price
In Andalusia you pay 7% transfer tax (ITP) on a resale home. On a new build it is 10% VAT (IVA) plus 1.2% stamp duty (AJD). With the notary, land registry, lawyer and gestoría on top, you end up at roughly 8 to 9% for a resale and roughly 13% for a new build. Everything is set out in buying costs in Spain.
