The Costa Blanca, the coastal strip of the province of Alicante, has for years been one of the most popular destinations for Dutch and Belgian property investors. Sunshine, wide beaches, excellent accessibility via Alicante airport and a strong rental market make the region particularly attractive.

In this guide you will read why the Costa Blanca is interesting to invest in, which areas offer the most opportunities, what property costs there and what return is realistic.

At Jansen & Brouwer Property Capital we guide investors daily through the purchase of property on the Costa Blanca, from the first selection to the notary, entirely in Dutch.

Why invest on the Costa Blanca?

  • Excellent accessibility: daily direct flights to Alicante airport.
  • Large Dutch and Belgian community: familiar, with many services available in Dutch.
  • Lower entry prices: the southern side in particular offers new build at an attractive price.
  • Strong rental demand: year-round tourism, certainly on the southern Costa Blanca.

The best areas to invest

The Costa Blanca broadly divides into two parts:

  • Northern Costa Blanca (premium): Dénia, Jávea, Moraira, Calpe and Altea: green, exclusive and popular for villas.
  • Southern Costa Blanca (best value for money): Torrevieja, Pilar de la Horadada, San Miguel de Salinas and Ciudad Quesada: excellent letting and a lower entry price.
  • Benidorm and Finestrat: year-round tourism and therefore a very stable rental market.

What does property on the Costa Blanca cost?

Prices differ considerably by area. As a guide for 2026: on the southern side you buy a new build apartment from roughly €180,000 to €250,000, while the northern side (Jávea, Moraira, Altea) is higher and villas quickly exceed €400,000.

On top of the purchase price count on roughly 12 to 13% in additional costs for new build: 10% VAT (IVA), stamp duty (AJD, 1.4% in the Valencian Community), plus notary, registration and legal guidance. We explain the taxes in Taxes on Spanish property.

What return is realistic?

Your return consists of rental income and capital growth. As a guide we use:

  • Gross rental yield: 6 to 7% per year.
  • Capital growth: as a guide 5 to 8% per year in the better locations.
  • Total return: as a guide 10 to 15% per year with a good location and letting strategy.

Planning to let? Then read Renting out property in Spain. Bear in mind that for tourist letting you need a holiday rental licence in place.

The buying process in brief

Buying broadly proceeds via a NIE number and Spanish bank account, a reservation, the private contract with a deposit, instalment payments for new build and completion at the notary. We describe it in full in The buying process in Spain in 8 steps.

Financing: mortgages for non-residents

As a Dutch or Belgian buyer you can normally finance up to 60 to 70% of the value. In Mortgages in Spain for Dutch buyers you can read what your options are.
