A large international community lives here all year, so shops and restaurants stay open in winter too. People who buy here are often looking for a home by the sea with everything close at hand. All our homes here are new builds.

Quieter, with many new builds: Pilar de la Horadada, about twenty minutes to the south, has its own page with 23 homes.

  • La Mata: the northern part, quieter, with a long sandy beach and the salt lakes nature park just behind the coast.

What you pay on top of the price

In the Valencia region you pay 9% transfer tax (ITP) on a resale home, or 11% on the full price if it is above one million euros. On a new build it is 10% VAT (IVA) plus 1.4% stamp duty (AJD). With the notary, land registry, lawyer and gestoría on top, a resale under one million comes to roughly 10 to 11% and a new build to roughly 13%. Everything is set out in buying costs in Spain.
