Portals such as Idealista and Fotocasa list thousands of Spanish properties, but the best deals rarely appear there. The interesting properties often go off-market, that is, without a public listing. For anyone who knows how this works, that is not a disadvantage but an advantage. In fact, it is the way we at Jansen & Brouwer Property Capital deliver the most value.
What exactly is an off-market deal?
An off-market property is a property that is for sale but is not publicly advertised. That can be for various reasons:
- Discretion: a (wealthy) seller does not want any commotion around their property.
- Pre-launch new build: developers sell the first units in advance to trusted parties before the project officially comes to market.
- Speed: an owner wants to sell quickly without months of viewings.
- Bulk deals: an investor wants to dispose of several units in one go and is looking for a serious buyer.
In all these cases agents and network partners close the deal before the property appears on a portal.
What that means for you
Better properties, better price. Off-market properties have usually not been picked over by dozens of interested parties. No bidding war, no escalating prices. In practice we regularly see a price advantage of 5 to 10% compared with similar properties that are on the market.
First pick on new build. The best positioned units (corner apartment, top floor, best view) are often already taken before the official launch. Anyone coming in off-market gets to choose, rather than taking what is left.
Time to make a considered decision. No “bid today or it is gone” pressure. You get the time to check documents, arrange financing and, if you wish, view the property in person.
How we obtain them
This is where our ten years of network building comes in. Jansen & Brouwer Property Capital has direct relationships with:
- Spanish developers (NUOVIT, Prime Invest, INSERSA and more).
- Local agents with portfolios that never go public.
- Private owners and family offices who approach us before they go to market.
Once you are on our list, we send you relevant off-market opportunities before they appear elsewhere, matched to your budget, region and objective (return or personal use).
Example: what difference does that make in practice?
An apartment of €450,000 on the Costa del Sol bought off-market in 2024; comparable units appeared on Idealista four months later at €495,000 to €510,000. The owner realised €45,000 to €60,000 in latent value without doing anything, purely through the right timing and the right channel.
The opposite can happen too: if you are late to a launch, you pay a premium for what is left. Off-market does not always mean a discount; sometimes it is simply access to the property others never get to see.
Who is this of interest to?
- Investors with a clear profile (region, budget, property type). We match faster when we know what you are looking for.
- Those who are mentally prepared for it: when the right opportunity comes along, you need to be able to decide within 1 to 2 weeks.
- Those who understand the difference between “being able to buy” and “being able to reserve”: some off-market deals require a deposit to secure the option.
At Jansen & Brouwer Property Capital we regularly share off-market opportunities with our clients. Would you like to know which ones are currently available for your profile? Book a no-obligation consultation, no obligations, but first choice.
