Where to buy in Estepona
- The old town: white streets full of flowerpots, which earned Estepona its nickname ‘the garden of the Costa del Sol’, within walking distance of the beach.
- The seafront: apartments along Playa de la Rada, lively all year and easy to let.
- New Golden Mile: the coastal strip towards Marbella, with golf courses, areas such as El Paraíso and Cancelada, and plenty of modern new builds.
- The hills behind the town: quiet complexes and villas with sea views, a few minutes’ drive from the centre.
- The marina: a marina with restaurants and a market every Sunday.
What you pay on top of the price
In Andalusia you pay 7% transfer tax (ITP) on a resale home. On a new build it is 10% VAT (IVA) plus 1.2% stamp duty (AJD). With the notary, land registry, lawyer and gestoría on top, you end up at roughly 8 to 9% for a resale and roughly 13% for a new build. Everything is set out in buying costs in Spain.
